Job Description

Our client is one of the largest publicly traded partnerships and a leading North American provider of midstream energy services to producers and consumers of natural gas, natural gas liquids (NGLs), crude oil, refined products and petrochemicals. They have a beautiful office located in Downtown Houston and are looking to add a Right of Way Lease Analyst to their Land Administration team!

Our client is seeking a detail-oriented, proactive, and adaptable Lease Payments Analyst to join our Land Administration team. This role requires a solid understanding of land agreements—especially midstream surface leases and term right-of-way agreements—and a collaborative mindset. The ideal candidate is enthusiastic about learning, committed to professional growth, and capable of navigating complex land administration tasks with precision and confidence.

Key Responsibilities

  • Review and interpret lease agreements to ensure accurate understanding of payment obligations and land use terms.
  • Process periodic lease payments in a timely and accurate manner, strictly adhering to contractual terms to avoid missed or incorrect payments.
  • Collaborate cross-functionally with Land Representatives, Accounting, Operations, Financial Reporting, Audit, Legal, Commercial, Facilities, and Tax departments to resolve issues and ensure smooth operations.
  • Maintain and update lease records including critical dates, payment schedules, land descriptions, and supporting documentation in the Land database.
  • Utilize digital mapping tools such as Google Earth and ArcGIS to visualize land parcels, boundaries, and rights-of-way for accurate land rights management.
  • Initiate and prepare lease renewals and terminations, including coordination with government entities such as the Texas General Land Office, Port of Houston Authority, and State of New Mexico.
  • Interpret and communicate contract rights and obligations to internal stakeholders, ensuring clarity and compliance.
  • Research pipeline facility information and calculate CPI adjustments for lease payments.
  • Respond to ownership changes and payment inquiries, ensuring accuracy and professionalism in all communications.
  • Review and manage both physical and digital lease files for monthly payment reporting and audit readiness.

Required Skills

  • Advanced Microsoft Excel proficiency: Skilled in formulas, VLOOKUP, pivot tables, and data reconciliation.

  • Strong organizational skills: Maintains clear documentation and can recall past actions with ease.
  • Problem-solving ability: Capable of resolving complex issues involving multiple layers of errors or conflicting data.
  • Familiarity with alignment sheets: Understands their role in land and pipeline operations.
  • Multisystem fluency: Comfortable navigating and balancing workload across multiple platforms and databases.
  • Direction-following discipline: Able to follow instructions accurately, even after multiple discussions or iterations.
  • Attention to detail: Ensures precision in payment processing, recordkeeping, and contract interpretation.

Preferred Skills

  • 5+ years of experience in construction, pipeline agreements/contracts.
  • Experience with Quorum Land System or similar land administration software.
  • Certificate in Land Management or equivalent professional credential.
  • Knowledge of easement and ROW agreement setup and database management.
  • Experience in Midstream Energy contracts, especially related to surface rights and Oracle systems.
  • Membership in professional associations such as AAPL or IRWA.
  • Commitment to self-learning and career advancement, demonstrated through continuing education or certifications.
  • Strong interpersonal skills: Builds positive relationships easily and works well with diverse personalities.
  • Flexible mindset: Comfortable navigating ambiguity and making sound decisions in gray areas.

Education Requirements

  • Bachelor’s degree or equivalent experience in surface lease contract administration, land management, or accounts payable.
