Job Description

Kumabe HR is assisting a local construction/development company to find their next Project Manager.

This position is responsible for the financial planning and analysis of residential development and management and coordination of assigned projects. Works with engineering and architectural consultants, governmental agency and builds community relations to ensure timely construction.  Develops and oversees projects budget, and milestone schedules in order to meet targeted schedules and financial thresholds.

ESSENTIAL FUNCTIONS
  1. Performs all functions in a manner that upholds the reputation and standards; act ethically in all internal and external business activities; aims toward creative leading edge designs, techniques and high quality standards.
  2. Analyzes project financial status, monitors and prepares cost exposure reports, cash flow and revenue projections.
  3. Ability to prepare and analyze project cost models, budget and feasibility models, utilizing historical cost data and projections.
  4. Provides problem solving recommendation to resolve budget and finance related concerns.
  5. Ensure that projects have realistic development plans, schedules and is feasible based on market research, land plans, and required government approvals.
  6. Ensures that government agencies, community associations and its leaders are aware of all projects, understands and are supportive of the development plans.
  7. Work with government agencies to ensure that the Company’s projects receive the necessary government approvals without undue delay and that government approvals do not contain conditions that adversely impact the feasibility of the projects.
  8. Selects consultants and reviews all proposals for items in the approved plans for land development, planning, architecture and engineering.
  9. Design and develop projects that are responsive to the market as well as to the private and public sector needs.
  10. Oversees activities in the area of planning, engineering and architectural functions that result in the development of creative, appealing and efficient product designs. Reviews and makes recommendations on all designs and plans.
  11. Directs activities to ensure the timely preparation and submission of plans, exhibits, reports and testimony to governmental agencies for subdivision, zoning and other approvals
  12. Actively works with internal, external and government agencies to ensure projects meet affordable housing requirements per unilateral/LUC agreements. Monitors and negotiates to provide flexibility within the general context of the program and ensures housing credits are secured.
  13. Acts as liaison and resource to management in the operations of joint venture (JV) projects in a manner that is consistent with partnership agreements.
  14. Research of other potential development opportunities as assigned.
  15. Performs special assignments as required.
KNOWLEDGE AND SKILLS
  • To effectively perform the duties, individuals must be able to demonstrate a number of competencies that are essential to the position, which include: Bachelor's Degree in Real Estate Development, Finance, Engineering, Urban Planning, or Architecture from a recognized college or university is preferred. At least five (5) years of experience in residential development, project development, construction management, architectural design and or engineering is desirable.

  • Computer skills including Microsoft Word, Microsoft Excel, Microsoft Outlook.
  • Must be dependable, able to follow instructions, and a problem solver
