Achieve Renovations is seeking a Property Manager who will oversee multi-family properties, serve as the driving force behind exceptional tenant experiences, embody operational efficiency, and can demonstrate strong financial performance. This role is built for someone who thrives in autonomy, is energized by challenge, and is motivated by results.

 

ABOUT THE ROLE

As Property Manager, you will own the performance of a portfolio of multi-family properties. You’ll be responsible for occupancy, operations, vendor performance, and the overall health of the portfolio. This is not a caretaker role — it’s a leadership position with real accountability and room to make an impact. You’ll have the freedom to make decisions, improve processes, and drive outcomes. You’ll be expected to do exactly that.

 

WHAT YOU’LL OWN

  • Run the day-to-day operations of assigned properties, including leasing performance, maintenance execution, rent collections, and vendor oversight.
  • Drive occupancy and retention by executing effective leasing strategies and addressing issues before they impact performance.
  • Hold vendors accountable to quality, cost, and response-time standards.
  • Identify operational gaps and implement improvements that increase efficiency and property performance.
  • Conduct regular property inspections and take swift action on safety, maintenance, or compliance issues.
  • Own property budgets, monitor expenses, and manage financial performance.
  • Review and approve invoices with a focus on accuracy, value, and timeliness.
  • Deliver clear, results-focused performance reporting to leadership.
  • Operate with a high level of independence while aligning with company goals and standards.

  • Strong occupancy and leasing momentum
  • Controlled expenses and clean financials
  • Properties maintained proactively, not reactively
  • Issues solved quickly without escalation
  • Systems and processes that improve over time

 

WHAT YOU WILL BRING

  • 2+ years of property management experience (residential preferred).
  • Comfort making decisions, prioritizing quickly, and owning outcomes.
  • Strong working knowledge of property operations, leasing, and compliance.
  • Ability to manage multiple priorities without losing momentum.
  • Confidence communicating expectations to tenants, vendors, and internal partners.
  • Proficiency with property management software and Microsoft Office.
