Job Description
This is a key opportunity to take ownership of a flagship commercial build while helping shape the culture and delivery standards of a growing, hands-on construction business. You’ll anchor a major project in Orewa, with exposure to a strong pipeline of high-end residential and mixed-sector work.
About the Role:
You will lead the day-to-day delivery of a major Orewa project, ensuring it is built safely, on time, and to specification, while maintaining strong relationships with clients, consultants, and subcontractors. Operating as a Senior Site Manager, you’ll be the primary on-site decision-maker, coordinating resources and driving programme outcomes. You’ll also play a pivotal role in mentoring a junior Site Manager and contributing to the ongoing development of site processes and team culture.
Key Responsibilities:
- Plan, programme, and manage daily site activities to meet project milestones and contractual requirements.
- Lead and coordinate subcontractors, suppliers, and site labour, ensuring quality workmanship and efficient sequencing of trades.
- Monitor and enforce site health and safety, including toolbox talks, risk assessments, and compliance with company and legislative standards.
- Oversee site quality control, inspections, and defect management to ensure all works meet design, specification, and client expectations.
- Liaise closely with Project Managers, engineers, architects, and clients, providing clear updates on progress, risks, and required decisions.
- Manage site logistics, including deliveries, craneage, storage, and temporary works, to maintain an organised and productive site.
- Review drawings and technical documentation, resolving buildability issues and coordinating RFIs and variations with the project team.
- Mentor and support the junior Site Manager, delegating responsibilities appropriately and fostering a high-performance site culture.
Key Requirements:
- Proven experience as a Site Manager delivering commercial and/or high-end residential projects of similar scale and complexity (circa $10m+).
- Strong track record managing full site operations from groundworks through to completion and handover.
- Demonstrated ability to read and interpret construction drawings, specifications, and technical documentation.
- Solid understanding of New Zealand building codes, standards, and consenting processes.
- Strong leadership skills with the ability to direct subcontractors and site teams while maintaining collaborative relationships.
- Competence in site-based reporting, progress tracking, and communicating programme impacts to Project Managers and stakeholders.
- Thorough knowledge of construction health and safety practices and proven experience implementing them on site.
- Proactive, solutions-focused approach with the ability to make sound decisions under time pressure.
Desirable Skills:
- Experience working within a smaller, owner-led construction business or similar environment.
- Background managing both commercial and high-end residential projects across multiple sectors.
- Familiarity with construction management software and digital site reporting tools.
- Prior experience mentoring or developing junior site staff.
- Exposure to services-heavy projects where coordination of electrical and mechanical trades is critical.
Qualifications:
- Trade qualification in carpentry or related construction discipline, or equivalent practical experience.
- Tertiary qualification in construction management, engineering, or a related field preferred but not essential.
- Current Site Safe / health and safety certifications appropriate for a senior site role.
- Full, clean New Zealand driver’s licence.
