We’re partnering with a well-established national construction company that is experiencing significant growth across Central Otago, with a strong pipeline of commercial projects in Queenstown, Wanaka and Arrowtown.

This business is investing heavily in the region — growing its delivery team, strengthening leadership capability, and establishing a long-term presence to support ongoing and future projects.

They are now seeking an experienced Project Commercial Manager to play a key role in the commercial success of current and upcoming projects across the region.

The Opportunity

You’ll be supporting a portfolio of large-scale commercial construction projects, ranging from $15m to $50m, including multi-stage developments, public buildings, and high-profile commercial assets.

With several projects already underway and more in the pipeline, this is a rare opportunity to step into a senior commercial role in one of New Zealand’s most active construction regions.

Relocation support is available for candidates based outside Central Otago.

About the Role

Reporting into senior commercial leadership, you will take responsibility for the commercial, contractual and financial performance of projects from early involvement through to completion.

You’ll work closely with project teams, clients, consultants and supply chain partners to ensure projects are delivered safely, profitably and in line with business objectives.

Key responsibilities include:

• Leading commercial management across multiple construction projects
• Overseeing cost control, forecasting, reporting and financial performance
• Managing and mentoring Quantity Surveyors and commercial staff
• Reviewing procurement strategies, trade awards and contract positions
• Managing variations, claims, extensions of time and dispute resolution
• Supporting ECI, design & build and pre-construction phases
• Driving risk identification and mitigation strategies
• Partnering with Finance on monthly commercial reviews
• Contributing to tender strategies, value engineering and margin growth
• Championing strong safety, quality and sustainability outcomes

About You

You’ll be a commercially astute leader who thrives in complex construction environments and enjoys working closely with delivery teams.

Ideally, you will bring:

• 7–10+ years’ experience in commercial management or quantity surveying
• Proven experience on large-scale commercial construction projects
• Strong background in ECI and/or design & build contracts
• Excellent understanding of contracts, procurement, risk and cost control
• Experience leading and developing commercial teams
• Strong client and stakeholder management skills
• Degree in Construction Management, Quantity Surveying, Engineering or similar
• Professional membership (NZIQS, RICS or similar) advantageous
